Why Attic Air Sealing Comes Before Insulation
Attic air sealing and insulation work together: we close the gaps that let warm house air rise into the attic, then add insulation so the ceiling holds heat. Skip the sealing and new insulation just filters the leaking air. In a Lansing winter, that warm, moist air reaches the cold roof deck, which is how you get frost on nails, damp sheathing and ice dams along the eaves.
Where the attic leaks
The big leaks hide under the insulation: top plates of interior walls, plumbing vent stacks, chimney and flue chases, recessed light housings, bath fan boxes, wiring holes, dropped soffits over kitchen cabinets and the attic hatch itself. Older Lansing houses add open balloon-frame wall cavities that run straight from the basement to the attic. We seal small gaps with foam, cover large openings with rigid board, and use fire-rated materials around flues.
How much insulation is enough
ENERGY STAR recommends R-60 for an uninsulated attic in Zone 5, which covers the Lansing area, and R-49 when adding to 3 to 4 inches already in place. Michigan's 2015-based code minimum for new ceilings here is R-38. In blown cellulose, R-49 is roughly 13 to 14 inches deep. Many attics we see have 4 to 8 inches of settled fill.
Foam on the floor or on the roof deck
Most attics are best handled on the floor: seal, then blow loose fill. When the furnace or ductwork is in the attic, or the ceiling is cathedral with no attic at all, spraying foam on the underside of the roof deck can make sense. It costs more, so we show you both options when both work.
Signs you need it
Icicles and ice dams, uneven snow melt on the roof, upstairs rooms that are hot in July and cold in January, visible joists in the attic, dusty dark streaks on old insulation (a sign of air passing through it) and frost on roof nails in February.
What Attic Work Includes
The pieces of a full attic job, priced separately on your quote.
Air sealing the attic floor
Foam and board over top plates, chases, wiring holes and soffits before any insulation is added.
Hatch and pull-down stair covers
Weatherstripping and an insulated cover for the attic access, often the single biggest leak.
Baffles at the eaves
Vent chutes that keep soffit ventilation open so new insulation does not block airflow.
Blown-in cellulose or fiberglass
Loose fill installed to a measured depth with depth markers so you can check it.
Roof deck spray foam
Foam on the underside of the roof for conditioned attics or cathedral ceilings.
Bath fan venting fixes
Rerouting fans that dump moist air into the attic so it exits outside.

Published Attic Air Sealing & Insulation Costs
| Job | Range and source |
|---|---|
| Attic insulation, average job | $1,000 to $2,700, about $1,800 average (HomeGuide) |
| Air sealing | $350 to $3,000 (HomeGuide) |
| Blown-in, attic | $0.90 to $2.40 per sq ft (HomeGuide attic guide) |

| Old insulation removal | $1 to $2 per sq ft (HomeGuide) |
These come from HomeGuide's January 2026 attic guide and Fixr's 2025 spray foam guide. How much sealing your attic needs, the depth you choose, access and any removal decide the total. We quote after we have been up there, and the written estimate is your price.
How an Attic Job Goes
1. Attic inspection
We measure existing depth, check ventilation, look for moisture, mold or pests, and find the main leaks.
2. Quote with depth and R-value
The estimate lists sealing, baffles, insulation type, depth and R-value.
3. Seal and prep
We seal the attic floor, install baffles, dam around the hatch and protect anything that must stay clear.
4. Insulate to depth
Loose fill or foam goes in to the agreed R-value, with depth rulers placed so you can see it.
5. Final check
We confirm depth and coverage, clean up and give you the details for any utility rebate paperwork.

Attic Air Sealing & Insulation Questions
What is the attic insulation code in Michigan?
Under the 2015-based Michigan energy code, new ceilings in Climate Zone 5 need R-38. A 2021-based update that raises that to R-60 was paused by the Michigan Court of Claims in 2025, so ask your building department which applies. For existing homes, ENERGY STAR recommends R-49 to R-60 here.
Will more insulation stop ice dams?
Insulation helps, but most ice dams come from warm air leaking into the attic and melting snow on the roof. Sealing those leaks and keeping soffit vents open does more than depth alone.
Should old attic insulation be removed first?
Usually not, if it is dry and clean. New fill can go on top after sealing. Wet, moldy, rodent-soiled insulation, or old vermiculite that needs testing, is a different story.
Does Consumers Energy give a rebate for attic insulation?
Its rebate chart lists attic insulation rebates by final R-value with a 500 square foot minimum, and a December 31 deadline for the listed amounts. Check the current chart before you schedule.
